Yes. The majority of our refurbishments are carried out in live, occupied buildings. We phase the works floor by floor or zone by zone, use temporary hoarding and dust screens, and schedule the noisy or disruptive elements out of hours so your team can keep trading throughout.

How much does an office refurbishment cost?

As a guide, a light cosmetic refresh starts from around £30 to £55 per sq ft, a medium reconfiguration runs £55 to £90 per sq ft, and a full strip-out and Cat B rebuild typically lands at £90 to £150 per sq ft depending on specification. We provide a detailed itemised quote after a free site visit.

How long does an office refurbishment take?

A light refresh of a 3,000 sq ft floor takes 2 to 4 weeks. A medium reconfiguration takes 6 to 10 weeks. A full strip-out and rebuild of a 5,000 to 10,000 sq ft office typically takes 10 to 16 weeks. We confirm the exact programme at tender stage.

Do you handle dilapidations at lease end?

Yes, we deliver dilapidations works to return premises to the condition required by your lease, working from the schedule of dilapidations issued by the landlord's surveyor. We can also negotiate the schedule on your behalf where appropriate.

Do you provide design as well as build?

Yes. We offer a design-and-build service with our in-house team and partner architects, covering space planning, 2D layouts, 3D visuals, M&E design and FF&E specification, all coordinated under one contract.
