How much does a new build home cost?
The cost of a new build depends on many factors including the size of the property, specification level, site conditions, and location. As a guide, new builds in the Stockport and Cheshire area typically range from £1,500 to £3,000+ per square metre. We provide a detailed, fixed-price quotation after our initial site survey so you know exactly what to expect.
How long does a new build take to complete?
A standard 3 to 4 bedroom detached home typically takes 9 to 14 months from breaking ground to handover. Larger or more complex projects may take longer. We provide a detailed programme of works at the start of every project and keep you updated on progress throughout the build.
Do you handle planning permission and building regulations?
Yes, absolutely. We manage the entire planning process, from preparing and submitting planning applications to handling building regulation approvals. Our team works closely with local planning authorities and building control officers to ensure your project meets all requirements.
What warranty do you provide on new builds?
All our new builds come with a 10-year NHBC Buildmark structural warranty, plus a 2-year defects liability period. During the first two years, we return to address any snagging items at no additional cost. This gives you complete peace of mind knowing your investment is fully protected.
Can you build energy-efficient or eco-friendly homes?
Yes. We specialise in energy-efficient new builds featuring high-performance insulation, triple glazing, air source heat pumps, underfloor heating, solar PV panels, and EV charging points. We can help you achieve excellent EPC ratings and reduce long-term running costs significantly.
How are payments structured during the build?
Payments are staged throughout the build according to clearly defined milestones, such as foundations complete, roof on, first fix, and practical completion. You only pay for work that has been completed and inspected. We outline the full payment schedule in our contract before any work begins.
