Which Loft Conversion is Right for You?
The best type depends on your roof structure, budget, and how much space you need. We build all four main types.
Velux / Rooflight Conversion
The simplest and most affordable type. No changes to the roof structure, just the addition of Velux roof windows, insulation, staircase, and internal fit-out. Best for lofts with existing head height.

Dormer Conversion
A box-shaped extension built out from the roof slope, creating full-height headroom and significantly more usable floor area. The most popular type in the UK. Learn more

Hip-to-Gable Conversion
The sloping side wall (hip) is rebuilt vertically to create a gable end, increasing internal space. Often combined with a rear dormer for maximum room area. Ideal for semi-detached and detached houses.

Mansard Conversion
The rear roof slope is almost entirely rebuilt at a near-vertical 72· angle with a flat roof on top. Creates the largest possible loft space. Almost always requires planning permission.
Is Your Loft Suitable?
Not every loft can be converted, but most can. Here's what we assess during our free site survey:
Minimum 2.2m from floor joist to ridge. If it's close, a dormer or mansard can solve it.
Traditional cut timber roofs are easiest. Trussed roofs can be converted but require more structural work.
We need space for a permanent staircase, usually positioned above the existing stairwell.
Conservation areas, listed buildings, and flats have additional restrictions we check upfront.

Design & Drawings
Architectural plans drawn, structural calculations completed, and building regulations submitted for approval.
Build Phase
Scaffolding erected, structural alterations made, dormer built (if applicable), staircase installed, and rooms fully constructed.
Fit Out
Electrical, plumbing, plastering, flooring, decoration, and en-suite installation. Every detail finished to your specification.
Handover
Final snagging, building control sign-off, and full handover. You move in and enjoy your new space.

Can I stay in my home during the conversion?
Yes. Most of the structural work is done externally from scaffolding. Internal disruption is mainly during the staircase installation and fit-out stages. We plan the work to minimise impact on your daily life.
What can I use a converted loft for?
The most common uses are an extra bedroom (often with en-suite), a home office, a children's playroom, or a guest suite. Some clients create a full master suite with walk-in wardrobe and luxury bathroom. The space is yours to design.
Do I need a party wall agreement?
If your loft conversion involves work on or near a shared wall (semi-detached or terraced houses), you'll likely need a Party Wall Agreement with your neighbour. We guide you through this process as part of our service.
