Institutional Build FAQs

Can you work on school buildings during term time?

Yes. We regularly work in occupied schools. We create secure compounds, manage noise and dust, carry out DBS checks on all operatives, and schedule disruptive work during holidays and weekends wherever possible.

Do you have experience with healthcare (HTM) specifications?

Yes. We're experienced in delivering healthcare projects to HTM (Health Technical Memoranda) standards covering ventilation, infection control, clinical waste, medical gas installations, and specialist finishes.

Are your workers DBS checked?

All operatives working on school, healthcare, or care home projects undergo enhanced DBS checks before starting on site. This is a mandatory requirement for all institutional projects we undertake.

Can you achieve BREEAM ratings?

Yes. We've delivered projects targeting BREEAM Very Good and Excellent ratings. We work with BREEAM assessors from pre-construction through to post-completion assessment to ensure credits are achieved.

Institutional Construction: Frequently Asked Questions

How much does institutional construction cost in Manchester and Stockport?

Schools, healthcare and community buildings typically range from £2,200 to £3,500 per sq m depending on use and DfE/NHS spec. We provide fixed-price tenders aligned to public-sector frameworks where applicable.

How long does an institutional construction project take?

Small community projects take 4 to 9 months. Schools, healthcare and larger public sector buildings typically run 12 to 24 months including stakeholder consultation.

Do we need planning permission for an institutional building?

Yes. Schools, medical centres and other institutional uses (D1/F1) require full planning permission. Listed-building and conservation consents may also apply. We manage the full application process.

Are you insured for public sector and institutional work?

Yes. We carry £10 million public liability, employers' liability, contract works and professional indemnity insurance, and operate as CDM 2015 Principal Contractor with safeguarding-trained site teams.

Can you work out-of-hours to minimise disruption to staff and pupils?

Yes. School and healthcare projects are routinely phased around term times, evenings and weekends with secure hoarded zones to keep occupants safe.
