Do You Need Planning Permission?
One of the most common questions we're asked is whether a home extension requires planning permission. The answer depends on the size, position, and type of extension you're building.
✅ Permitted Development
Many single-storey rear extensions fall under permitted development rights, meaning no planning application is needed. Conditions include:
- No more than 4m from the rear wall (detached) or 3m (semi/terraced)
- Maximum height of 4 metres
- No more than half the garden area covered
- Materials to match existing property
- Not in a conservation area or listed building
Full Planning Required
A full planning application will typically be needed for:
- Double-storey extensions
- Extensions that extend beyond permitted limits
- Properties in conservation areas
- Listed buildings
- Front extensions or side extensions on a highway
- Extensions that exceed 50% of the original plot

Home Extension FAQs
Got questions about your extension project? Here are the answers to the most common questions homeowners ask us.
How long does a home extension take to build?
A single storey rear extension typically takes 10 to 14 weeks from breaking ground to handover. A wrap-around extension is usually 12 to 16 weeks, and a double storey extension 14 to 20 weeks. We provide a detailed programme of works before starting and keep you updated throughout the build.
Can I live in my home during the extension build?
Yes, absolutely. The majority of our extension clients continue living in their homes throughout the build. We carefully phase the work to minimise disruption, maintain access to essential rooms, and keep noise to reasonable working hours. We always leave the site clean and secure at the end of each day.
Do I need a Party Wall Agreement?
If your extension is built on or near a shared boundary wall with a neighbour (within 3 to 6 metres depending on foundation depth), you'll likely need a Party Wall Agreement under the Party Wall etc. Act 1996. We guide you through this process and can recommend experienced party wall surveyors.
How much value will an extension add to my home?
A well-designed extension typically adds 15 to 25% to a property's value, often more than the cost of the extension itself. Open-plan kitchen-diners and additional bedrooms are the biggest value-adders. The exact figure depends on your local property market, the quality of the build, and how well the design integrates with the existing home.
What is permitted development and does my extension qualify?
Permitted development rights allow certain types of building work to be carried out without needing a planning application. For house extensions, this typically applies to single storey rear extensions up to 4m (detached) or 3m (semi/terraced) in depth, up to 4m high, and not exceeding half the original garden area. We assess your eligibility during our free site survey and advise on the best route.
What building regulations apply to home extensions?
All home extensions require Building Regulations approval, even if planning permission isn't needed. This covers structural stability, fire safety, energy efficiency, ventilation, drainage, and accessibility. We manage the entire building control process on your behalf, arranging all inspections and ensuring full compliance at every stage.
