Garage Conversions
Transform your unused garage into a stunning living space, one of the most cost-effective ways to add a room to your home across Stockport and Cheshire.
Stop Storing Junk, Start Living
Most garages are used for storage, not cars. A garage conversion transforms this wasted space into a fully insulated, heated room, often for under £15,000, making it one of the most affordable ways to add genuine living space to your home.
What Could Your Garage Become?
A single garage gives you around 15m· of usable floor space. Here are the most popular uses.
Home Office
A quiet, dedicated workspace separate from the main house, ideal for remote workers and freelancers.
Extra Bedroom
A ground-floor bedroom with en-suite, perfect for elderly relatives, guests, or growing families.
Home Gym
A fully equipped gym with rubber flooring, mirrors, and ventilation. Train at home, on your schedule.
Games Room / Den
A cinema room, gaming setup, or teenage den with soundproofing and custom lighting.
Lounge Extension
Open the garage into your existing living room to create a larger, open-plan family space.
Utility Room
A functional utility and storage room with washing machine, tumble dryer, deep sink, and boot room.
What's Involved in a Garage Conversion
A garage conversion is a relatively straightforward building project when done correctly. Here's what's typically included:
The existing garage door is removed and replaced with a brick wall, window, or French doors to match your property.
The concrete floor is damp-proofed and insulated. Walls are insulated and dry-lined to meet Building Regulations.
Full electrical wiring, lighting, sockets, and extension of your central heating system with new radiators.
New double-glazed windows and internal or external doors fitted. Existing internal access door widened if needed.
Walls plastered, flooring laid, painted and decorated to your specification. Ready to furnish and enjoy.
Do You Need Planning Permission?
Most garage conversions don't need planning permission, but all require Building Regulations approval.
Usually No Planning Needed
Converting an existing integral or attached garage to habitable space is normally classed as a change of use rather than new development. No planning application is typically required.
Exceptions
Planning may be required if your property is listed, in a conservation area, or subject to a condition requiring the garage to remain for parking. Some new-build estates also have restrictive covenants.
Building Regulations Required
All garage conversions require Building Regulations approval. This covers structural integrity, damp-proofing, insulation, fire safety, ventilation, and drainage. We manage the entire application process.
Garage Conversion Costs
A garage conversion typically costs a fraction of an extension, yet can add significant value to your property.

Garage Conversion FAQs
Quick answers to the most asked questions about garage conversions.
Will converting my garage reduce my property value?
No, in most cases, a well-executed garage conversion adds 10 to 15% to your property's value. The gain in living space almost always outweighs the loss of a garage, especially if you have on-street parking or driveway parking available.
How long does a garage conversion take?
A typical single garage conversion takes 4 to 6 weeks from start to finish. This includes structural work, insulation, electrics, plumbing (if needed), plastering, and decoration. Larger or more complex projects may take a little longer.
Can I convert a detached garage?
Yes, detached garages can be converted. However, they may need additional work for insulation, damp-proofing, and services (electricity, water, heating). This can increase costs slightly compared to an integral or attached garage.
What happens to the garage floor?
Garage floors are typically lower than the house floor. We level the floor, install a damp-proof membrane, insulation, and a new floor surface. The finished floor level matches the rest of your home for a seamless transition.
Can I turn it back into a garage later?
Technically yes, though most people don't want to. The conversion is a permanent building improvement. If needed, a new garage door opening could be reinstated, though this would involve additional construction work.
