Fire Safety

A third-storey loft requires a protected escape route with fire doors, smoke detectors, and (in some cases) a fire-rated staircase enclosure from loft to ground floor.

Staircase Access

A permanent, Building Regulation-compliant staircase must be installed. We design staircases that minimise impact on the floor below, often above the existing stairwell.

Insulation & Ventilation

Loft rooms require higher insulation standards than standard rooms. We insulate walls, roof, and floor to exceed current Building Regulation U-values with proper ventilation.

Head Height

A minimum of 2.2m head height is required in the centre of the room at the ridge. We assess this during our free site survey to confirm feasibility.

Do I need planning permission for a dormer?

Most rear dormers fall within permitted development and don't require planning permission. Front-facing dormers, dormers in conservation areas, and dormers that exceed volume limits will need planning approval. We check your eligibility during our free survey.

A typical dormer loft conversion takes 8 to 12 weeks from scaffolding going up to completion. Most of the work is done from outside via scaffolding, so disruption inside the home is minimal until the final fit-out stages.

Is my house suitable for a dormer conversion?

Most houses with a ridge height of at least 2.2m in the loft are suitable. We assess head height, roof structure (cut timber vs. trussed), access for a staircase, and any planning restrictions during our free site survey.
